Argyle Station is a prime commercial hard corner site at one of the busiest intersections in the Town of Argyle. According to Zip Atlas, Argyle was ranked fifth among all Texas cities for highest income in 2014. Only four major thoroughfares exist within the Town. These include Country Club; US 377; FM 407; and Interstate 35W. This leaves only four major intersections within the community. Additionally, there are only four major exits along Interstate 35W between State Highway 114 in Ft. Worth and the Interstate 35 west and 35 east convergences in Denton. However, the absence of service roads along this 14-mile section of highway prevents access. Additionally, the adjacency of Union Pacific Railroad prevents access to all west right-of-way along US 377. The restricted rail access combined with the absence of service roads on Interstate 35W leaves few viable commercial locations within the Town of Argyle. Argyle Station, located at the northeast corner of US 377 and Country Club Road, is one of the few viable locations. This site is 10 minutes south of Denton's CBD; 13 minutes north of Tarrant County's major employment hub that consists of Texas Motor Speedway, Alliance Airport, and BNSF Intermodal Rail Terminal; and 32 minutes north of Ft. Worth's CBD. Argyle Crossing is adjacent to several thousand residential lots planned, built or under construction, and is centrally located in a region due to experience the highest rate of growth in Denton County over the next 20 years. Within five miles of Argyle Station, there are approximately 35,000 homes that are planned or under construction. Argyle Station’s trade area extends five miles south; two miles west; four miles north; and three miles east. Argyle Station is zoned planned development and offers unobstructed visibility with multiple access points along both frontages. This site is ideal for grocery services, drug stores, banks, sit down restaurants, and office. Multi-tenant retail space is also available for prelease with construction to commence soon.
